Q:What are the dimensions of the downstairs powder room? Is there room to add a small shower? Thanks!
A:Currently there is not enough room. The bath would need to be wider to add a shower. The bath would need to encroach on the garage bay about 4’-0” to add the shower.
Q:Does this garage plan use rafters to make head space for the apartment or trusses? What is the height of the structure and head space in garage and in apartment? Could you make prints without the porch on the back and make the shower a full size bathtub? If I purchase the plans will they show a detailed layout of the roof line? Thank you! Zachary Johnson
A:This plan was designed to be “stick” built and not trusses.
As it says under the “specifications” tab on the web site the total height of the structure is 28’-0” and the ceiling height is 9’-0” for each level.
The shower can be a bath tub

Q:Hello I'm interested in plan 60083 is it possible to have 12' ceilings 8n the garage for a car lift?
A:Making the garage a 12’-0” ceiling it would require 4 additional risers to be added in the stair system thus changing:
1: Remove the sink island/bar top cabinet and put the sink and the dishwasher on the bath wall cabinets.
2: Remove the front porch area and put the entrance door entering directly from the outside
If one of these options would be suitable then request a modification form the web site.
